Five warning signs your building's settlement needs urgent attention

Small hairline cracks in paint finishes are common and rarely a cause for concern. But specific signs indicate that settlement has passed the normal range and needs urgent engineering assessment.

First: diagonal cracks wider than 3mm at door and window corners. Second: doors or windows that no longer close easily even though their frames haven't visibly changed. Third: a noticeable floor slope you can detect by a ball rolling on its own.

Fourth: a visible gap opening between the building and external elements like staircases or boundary walls. Fifth: cracks reappearing in the same location after repainting or cosmetic patching — a sign the root cause was never addressed.

If you notice two or more of these signs together, the next step is a geotechnical and structural survey, not another coat of paint.
